How to Get Mentioned in ChatGPT: A Guide for Home Inspectors
The way people find home inspectors is changing fast, and if your website is not built for AI search, you may already be invisible to a growing pool of potential clients. In a recent ASHI webinar, Fabio Costa, CEO of InspectionX and former Google engineer, walked through exactly how AI chatbots surface local businesses and what home inspectors can do right now to get mentioned in ChatGPT, Google AI Overviews, and other AI-powered search tools.
Why AI Search Visibility Matters for Home Inspectors
Not long ago, homebuyers found inspectors through word of mouth, Yelp, or a quick Google search. That behavior is shifting. According to data shared in the webinar, 45% of consumers used an AI chatbot to find a local business in the past year. The year before, that number was just 6%, an almost eightfold increase in a single year.
The age group driving this shift? Adults 30 to 44, the same demographic actively purchasing homes. And when someone asks ChatGPT, "Who is the best home inspector near me?" only a handful of names come back. Unlike a Google results page with dozens of links, AI gives a narrow, confident answer. That makes showing up harder, but far more valuable.
Leads generated through AI mentions convert at 4.4 times the rate of traditional Google search leads. The reason: AI recommendations carry the weight of a trusted referral. When ChatGPT names your business, the person asking treats that answer the way they would a friend's recommendation.
How Does ChatGPT Find and Recommend Local Businesses?
AI chatbots answer questions in one of two ways: they either draw on data baked into their training, or they search the live internet to pull current, location-specific information. When someone asks for a home inspector recommendation, the AI browses the web in real time, reads websites, evaluates credibility, and synthesizes an answer. Your website is the primary asset that it uses to make that decision.
There are three things the AI is evaluating:
- Can it find you? Does your website exist, load properly, and contain clear information about who you are, where you work, and what you offer?
- Can it trust you? Does your site demonstrate credibility through reviews, credentials, years in business, and professional associations?
- Does it answer the question? Does your site contain content that directly responds to the questions people actually ask AI?
Step 1: Make Sure AI Can Find You
This starts with having a real website, not just a Facebook page or Google Business Profile. Your site needs to include your business name, service descriptions, and location in clear, readable text. The design matters less to AI than the structure: proper headings, organized content, descriptive links, and alt text on all images.
One detail many inspectors overlook: submit your site to Bing Webmaster Tools, not just Google Search Console. Microsoft owns both Bing and ChatGPT, and Bing's index directly powers ChatGPT's web browsing. If you are not in Bing's index, you are significantly less likely to appear in ChatGPT answers.
Step 2: Build Trust Signals Into Your Website
Once the AI finds your site, it looks for reasons to trust it. That means your site should prominently feature client reviews and star ratings, your license numbers and professional certifications, membership in organizations such as ASHI, years in business, the number of inspections completed, and a personal bio that tells visitors and AI who you are.
On the technical side, implementing a structured data schema (local business, reviews, and FAQ schema in JSON-LD format) helps AI engines parse your information consistently and confidently. This is the same structured data that improves traditional SEO, and it carries significant weight in AI search as well.
Step 3: Answer the Questions People Actually Ask
This is where most inspectors have the biggest opportunity, and the biggest gap. The average Google search session involves two or three queries. The average ChatGPT conversation involves seven to nine. People ask AI follow-up, clarifying, and highly specific questions. If your site has a direct, clearly written answer to a question someone asks AI, that AI is much more likely to cite your site and mention your business.
Build an FAQ section on your website. Pull from the questions you hear during booking calls, inspections, and follow-ups. Update it regularly, every two to four weeks if possible. Each update signals to AI engines that your site has fresh, relevant content, which increases the likelihood of re-indexing and a higher chance of being cited.
The Most Important Question to Answer: "Who Is the Best Home Inspector Near Me?"
That phrase, or a variation of it, is probably the most common AI query that could bring a client to your door. Your website needs a clear, compelling answer to the question of why you are the right choice. Not buried in fine print. Front and center.
Think about what genuinely sets you apart:
- Do you include services other local inspectors charge extra for?
- Are you a specialist in a particular property type?
- Do you offer ancillary services that make you a one-stop shop?
- Are you an ASHI member, and have you said so clearly on your website?
If those differentiators are not written on your website in plain language, ideally structured as answers to real questions, AI has no material to work with when deciding whether to refer a client to you.
Beyond the Website: Google Reviews and Directory Listings
Your website is the foundation, but a few additional steps can further enhance your AI visibility. Keep your Google Business Profile active and accurate, and consistently ask clients for Google reviews. AI engines use reviews as a trust signal. Being listed consistently across multiple platforms, your website, Google, and industry directories also establishes legitimacy in the eyes of AI.
The Bottom Line
Getting mentioned in ChatGPT is not about gaming an algorithm. It is about having a website that clearly communicates who you are, where you work, why you are trustworthy, and why a client should choose you, structured in a way that both humans and AI can understand. The inspectors who invest in that now are positioning themselves as the default answer when the next buyer asks AI for a recommendation.
ASHI membership is a credentialing signal that AI engines recognize. Make sure your ASHI membership is listed explicitly on your website, including your member number, what membership means, and how it benefits your clients. That single detail helps AI determine you are a verified, trustworthy professional worth recommending.
