Tail coverage isn’t just for retirees. Here’s who else needs it.

By Stephanie Jaynes, Marketing Director at InspectorPro Insurance

When home inspectors hear "tail coverage," most picture someone handing over their ladder for the last time and riding off into retirement. But that picture is incomplete, and for many inspectors, it's dangerously misleading.

Tail coverage matters any time you stop operating under your current insurance policy. And retirement is just one of several reasons that might happen.

What is tail coverage?

Tail coverage—formally known as an extended reporting period (ERP) endorsement—allows you to continue reporting claims after your insurance policy has ended. This matters because most home inspection errors and omissions (E&O) and general liability insurance policies are written on a claims-made basis. That means you need continuous, gap-free coverage stretching from the date of the inspection to the date the claim is reported.

Here's the problem: Clients don't always discover issues right away. A homeowner might find a problem months (or even years) after their inspection and file a claim well after you've closed or sold your business. Without tail coverage, that claim could land with no coverage in place, leaving your personal assets exposed.

Retirement is one reason. Here are the others.

This is where many inspectors have a blind spot.

Tail coverage isn't only about retirement. You need to seriously consider an ERP endorsement in any of these situations:

Selling your business. When you sell your inspection company, your policy doesn't automatically transfer to the new owner. And your liability for past inspections doesn't disappear, either. Any claims that arise from inspections you performed before the sale are still your responsibility. Tail coverage bridges that gap.

Shutting down to work for another company. Many inspectors eventually decide to step off the solo path and join a larger firm, or work as a W-2 employee. When you close your independent business and come under another company's insurance umbrella, you no longer need your old policy. By ending that policy, inspections you performed under your former business are no longer covered—unless you've secured an ERP endorsement.

Disability or unexpected life changes. Life doesn't always give advance notice. If illness or injury forces you to stop inspecting suddenly, tail coverage ensures that claims from your past work don't become an uncovered catastrophe on top of an already difficult situation.

The Smart Move: ASHI Advantage With InspectorPro

Tail coverage typically costs between 100% and 300% of your annual premium. That’s a significant expense on top of everything else involved in winding down or transitioning a business. Fortunately, the ASHI Advantage through InspectorPro Insurance helps ease that burden.

As an ASHI member insured with InspectorPro, you can receive five years of free tail coverage. Based on average premiums, that's roughly $6,000 in savings—money you'd rather keep in your pocket during a career transition or retirement.

Don't wait to think about this. The time to set yourself up for free tail coverage is now, while you're actively inspecting and building your policy history.
