Experts in the world of artificial intelligence share how AI-related tools may benefit the profession.

AI is everywhere, but many want to know how it may affect the home inspection profession. What does it change? Could it improve workflow? Could it help with report-writing or accessing past data quickly? What are the risks? Some leaders behind new AI-related tools say artificial intelligence could improve work in the field, if used correctly.
“Where AI will make the biggest difference is in report quality and consistency,” said James Dixon, senior vice president at Spectora, an ASHI Affiliate. “Most of what comes back to an inspector is either a defect that got missed or one that got written up too vaguely to hold up later, and catching both before the report goes out is the part AI is good at. It can’t crawl the attic, but it can flag a system that looks thin and help put your findings in clear language.”
While the home inspector still decides what’s right and signs off on it, new technology takes the parts of the job that don’t need an inspector’s expertise off their plate, he said. “The work you do in the house is yours. Turning that into a clean report afterward is the part worth handing off,” Dixon said. “Look for tools that have you review and approve everything before it goes out, so the report still sounds like you and holds up if anyone ever questions it. The best ones speed up the writing and the client back-and-forth without ever costing you the quality your reputation is built on. AI doesn’t replace the inspector, but it can give you your evenings back.”
Kevin Hawkins, principal product manager at Cotality Property Vision, also an ASHI Affiliate, shared similar thoughts. “What’s exciting about AI is how it’s liberating inspectors from the dreaded ‘second shift’ of nighttime report-writing. During a walkthrough, inspectors are gathering hundreds of data points and photos, which traditionally meant hours of tedious sorting and typing later on. Today’s AI completely changes that dynamic by doing the heavy lifting right alongside you in the field,” he said.
Hawkins said he expects the tech to become even more of a real-time partner. “Before long, we’ll see AI capable of cross-referencing your written notes directly with your photos, acting as a brilliant safety net to flag any mismatches before you ever hit send.”
He wants home inspectors to remember that AI is not their replacement, but that it can be a useful assistant. “AI is a powerful tool, but it is no substitute for your expertise. While AI excels at drafting routine emails, communicating with agents, or generating narrative comments for new findings in the field, it lacks your deep, tactile knowledge,” Hawkins said. “A machine cannot smell a damp crawl space or feel the slight give of water-damaged flooring. Ultimately, homebuyers pay for your trained eye and professional judgment, not the output of an algorithm.”
